Our client owns and manages just under 6000 homes. As a successful social business, they put the wellbeing of their local communities at the centre of what they do and are fully committed to excellence in delivery and customer service.

They currently have an exciting opportunity for a Sales and Marketing Manager to join them, and to report into a new commercial director with responsibility for commercial marketing and sales focusing principally on shared ownership and new property sales. This key role will manage the sales and marketing function within our build for sale subsidiary, identifying markets and optimum product offers as well as ensuring that appropriate sales and marketing are put in place for projects, all whilst managing the promotion and development of the brand.

Within this role you will plan and manage marketing and sales progression for shared ownership and outright sale projects, identifying markets and recommending product mix, price points and specification to optimise returns. You will lead on brand management and market positioning for the new build sale offer including tracking local housing markets and undertaking competitor analysis and you will work with the Construction Manager to value engineer projects including advising on site appropriate layouts and designs all based on your knowledge of knowing "what sells". You will manage a small team, leading and motivating them to ensure that targets are met and you will promote customer satisfaction and value for money.

The successful candidate will have experience of property sales (including shared ownership) along with experience of taking ownership of the sales margin with responsibility for maximising returns. It is essential that you have experience of appraising local housing markets, producing marketing reports and establishing a marketing strategy for new homes as well as having experience of managing a programme of marketing launches and property sales. You will be highly effective in planning and organising work and you will be analytical and logical in your approach, enabling you to assess a problem and find an appropriate solution. You will be self-motivated, driven and tenacious with the ability to inspire others to be the same.

A full UK driving licence is essential.
