  • Commercial Manager: Karrada is seeking a Commercial Manager, based in West Kensington London.We are a residential and hotel fit out project management company. Reporting to the Managing Director, the Commercial Manager is responsible for the cost control of projects throughout the construction process.

Key Performance Indicators/Typical Activities:

  • Ensure the accurate management, estimator and control of build costs for use in budgets, forecasts and valuations.
  • Manage the estimating function to ensure, budgets, timescales, forecasts and variations are dealt with accurately and efficiently.
  • Provide detailed analysis of any major variances.
  • Ensure the efficient running of all administration, identify non-compliance and rectify and resolve problems.
  • To ensure that all work within the commercial department is carried out in accordance with the Commercial Best Practice Manual as well as the Company????????s Health, Safety & Environmental Policy.
  • Promote the expansion and maintenance of good working relations with all subcontractors and suppliers.
  • Ensure the Best Practice Operation and Procedure guide is implemented and adhered to.
  • A positive contribution towards the planned expansion of the Company, with particular emphasis upon increased profits and return on capital employed, and the setting of the appropriate budgets and development of forecasts.
  • Ensure costs are kept within forecasts / estimates and that the department operates within the guidelines determined in the best practice manual.
  • Ensure all works are certified for payment in accordance with Company procedures.
  • Report on cost variances, overheads and year end progress to the Managing Director and detail On-going strategy.
  • Contribute effectively to the running of the region through your membership of the regional board of directors.
  • Attend Management Team/Board meetings to advice on commercial issues.
  • Ensure the team is aware of its progress towards achieving the company????????s targets and if practicable, influence accordingly.
  • Challenge critical stages in the process where ?????bottle necks???????? tend to appear to ensure that issues are being resolved, with particular attention paid to delays being incurred between purchasing land and starting on site (the planning milestone control).
  • Participate as a member of the Regional Management team to implement improved cost effective systems.
  • Produce board reports in preparation for Board Meetings.
  • Creating strong client base and generating for leads for new clients by using new and old contacts

  • Communication:
  • Conduct departmental monthly meetings, ensuring you encourage two way communication; report key issues to the Managing Director.
  • Ensure all relevant stakeholders are informed of key departmental developments. Health and Safety:
  • Ensure you are an advocate of the Company????????s health and safety policies and procedures and lead by example at all times.
  • Conduct health and safety checks to ensure your department comply with the Company????????s expectations and legislation.
  • Attend all health and safety training as required by the Company.

  • Person Specification
  • Degree in Surveying, Building or similar
  • Solid experience of working within a construction sector
  • A good understanding of building regulations and legal obligations
  • A good knowledge of construction methods and materials
  • Experience in people management and project leading
  • Strong mathematical and IT ability
  • Ability to assess and analyse information
  • Excellent business sense
  • Good understanding of budget management
  • Negotiating and networking skills
  • Able to work under pressure and accept criticism of work
